Every event is unique big or small and we would love to price accordingly.
Booking Policy
There will be a $150 save the date fee. Two weeks after booking, a signed contract and 30% of the cost is due. Second 30% payment is due three months before the event. Final balance due one month out from event. Final balance due one month out from with final head count. Event liability insurance required. Taxes not included in pricing.

INCLUDED SERVICES & AMENITIES
Exclusive use of 2-acre property for your special event, offering enough space for any size gathering.
Three bedrooms are available to stay the night before the event for an additional charge of $500. Bedrooms are not available for stay the night of the event and need to be cleaned out once the party is over. The bedrooms include a queen bed in two rooms, as well as a fold out futon in the suite that can be used for a bed. Also featured in the suite are two custom built eleven foot long vanities with 6 lighted mirrors to have for doing make-up, hair, and getting ready for your big day. Other amenities provided are two full bathrooms, a laundry room, and a full kitchen, which are available for use as well. All of the amenities listed above are located inside the venue, so overnight guests need to keep in mind that any mess made before the event is their responsibility to clean up before the party begins. Two acres of private land bordering Roman Nose State Park is available for festivities, outdoor yard games, photo shoots in multiple locations, etc.
Full use of the venue for the day of the event…taking pictures, getting ready, decorating, etc. Once the scheduled event begins, the rental party has use of the facility for five more hours. Doors close at 10:00 pm and the party is over. Tables, chairs and chair covers are provided for up to 300 guests at no additional cost. White table cloths and a select style of vases are available for a cost of $150 for 100 guests, $250 for 200 guests, $350 for 300 guests.
➢ For an additional $300 an hour, the guests may have use of the facility until midnight, but the bartender leaves at 10:00 and alcohol will not be served for the remainder of the night.
ALCOHOL POLICY
PREFFERED LODGING
We require a bartender for all events and we will provide one.
The bartending fee is $500. For parties larger than 200 people a second bartender is required at $35/hr.
The wedding party provides alcohol and we serve it. Beer, wine, and batch cocktails. No shots. For cocktails, a detailed list of the drinks you are wanting must be provided at least one month prior to the event so the bartender can be prepared.
